Promote Supreme Lending’s NEW 2024 Loan Limits 

 The Products team announced the new 2024 Loan Limits, which are effective now for Supreme Lending (even though  they won’t be announced by Fannie Mae and Freddie Mac until the end of November). Supreme Lending is offering 2024 1-unit conforming loan amounts up to $750,000 for all states and counties.

Promote the exciting news with two branded flyer options and a Compliance-approved social media post now available in Ignite.

This week on Supreme Lending’s Corporate social media pages, we announced welcoming our new Cheif Financial Officer, Ava Noack, and VP of Finance and Analytics, Chris Folse. In a challenging market, we are seeing patterns of fraud schemes. The presence of one or more red flags in a file does not necessarily mean that there is fraudulent intent. However, several red flags in a file may signal a fraudulent transaction and further due diligence is required.

It is important to know with whom you are doing business. Be diligent and make every attempt to be proactive. It is everyone’s responsibility to help prevent fraudulent activities, preserve our company’s culture and integrity. Most importantly, if the loan does not make sense, don’t do it!

CRITICAL:

Fannie Mae alerted the industry to potential and active mortgage fraud scenarios.  This alert addresses loans originated in suburban Atlanta, GA but similar schemes have been reported in other parts of the country.  Fannie Mae observed misrepresented borrower profiles in numerous loans that indicate theft and have allowed perpetrators to abscond with large sums of money at closing. 

Hallmarks of the scheme include:

  • Targeted attacks of identity theft
  • Loan transactions are cash-out mortgages on homes without an existing mortgage.
  • The borrower requests an appraisal waiver.
  • Highly priced homes
  • Loan amounts usually greater than $500,000
  • LTV less than 50%
  • All homeowner insurance policies are new.
  • The majority of homes are in Cobb County/Northern Atlanta vicinity.
  • The borrower specifics the title company to close the transaction.
  • Borrowers use a common email structure: FirstName_LastName(numbers)@yahoo.com.
  • Fabricated Federal Tax Returns are common in identified files.

Reminder: Transition to Zoom for Phone Services

As a reminder, Supreme Lending is transitioning to Zoom for phone services, simplifying and modernizing our communications. This will be replacing Cisco/Jabber, but all Supreme phone numbers will remain the same and redirect to Zoom—either on your computer or the convenient mobile app. Other Zoom features include chat, meetings, whiteboards, and more. Stay tuned for more information.

Supreme Lending Will Be Closed on Labor Day 

Labor Day is coming soon on Monday, September 4. Supreme Lending will be closed for business. Labor Day isn’t considered a business day and cannot be included in the rescission period for refinances or waiting periods.

Tech Hub Updates: SimpleNexus Dashboard & Customer Facing Changes

Each month, our Tech Hub team will share the latest updates from our technology solutions that help improve efficiency and user experience, including upcoming releases and new features.

MySupreme (a.k.a. SimpleNexus)

Exciting news for MySupreme users: Simple Nexus is launching a BETA release of a new dashboard for Loan Officers on Monday, August 14.  Loan Officers will have an opportunity to take a tour of the new features or can ‘opt-out’ under their account settings. The change will take permanent effect on Wednesday, November 1. Here’s a preview of the message, including an overview of the new benefits.

Additionally, Simple Nexus is implementing customer-facing changes scheduled to be released Friday, August 18, which include:

  • Import Credit Liabilities for Auto-imported Loans***
  • Update Disclosure Updates to Respect Disable Loan Update Settings
  • Ignore NBOs without Email
  • Add Setting to Make Loan Recalculation Optional When Updating Disclosure Tracking
  • Warn Closers if Previous Recipients are Missing
  • Auto-link Borrowers Added to Already Linked Loans
  • TPO Connect Portal Issue

SimpleNexus fixed a bug where imported credit reports from SimpleNexus were not able to import the liabilities. Any credit report received from SimpleNexus into Encompass will now be able to import liabilities.

Supreme Lending Is Launching Zoom for Phone Services and More

Supreme Lending will be rolling out Zoom companywide to replace our current Cisco/Jabber systems. Zoom is a cloud-based communications and collaboration service that combines chat, phone, meetings, whiteboard, and more into a single package. This will significantly simplify our phone/communications technology and increase efficiency, collaboration, and cost savings. All Supreme phone numbers will remain the SAME during the transition once it takes place. More details and training on Zoom will be coming soon.

As the Training Team continues to launch new training opportunities to help team members learn and grow, they’ve partnered with Products to create new, enhanced training for specific loan programs.

Loan Officers: Debunk the Recent 40-Year FHA Mortgage Myth on Social Media

Earlier this month, the FHA announced an update to its mortgage modification option and some news outlets and people on social media misunderstood the news and marketed it as the FHA is now offering new 40-year mortgages. That is FALSE. The 40-year term change can only apply to modifications for loss mitigation on existing FHA loans that are defaulting.

The Marketing Team has created a social media post for Loan Officers to use to debunk this myth and share educationcal thought leadership content to clear up the confusion. The approved graphic and post copy are available in Ignite.
